The original plan of the house...


this is the existing plan of the house...

total built up area 2315.85sqft ( 215.25 m2 )
a double storey corner lot house....

The house....i've been talking about...



Tthis is the house i've been talking about....
currently i'm fully 100% concentrate to this renovation project...
dont missunderstood....
maybe you will think it is because i dont have any other project coming in?
hahahahahha.......nope...

but there is still small-small project is under going like kitchen cabinet, wardrobe and the laminated flooring...

For Renovation Works i just 100% concenrate to this house....
it's the company PRINCIPLE...for a big renovation works...we just concentrate to THE ONLY ONE...
but its only for renovation work....
Its a messy thing and i want the owner totally 100% SATISFIED at the end....

I like the house owner very much....
He is very kind and pleasant....
and i like him so much...
i want him to give him 100% SATISFACTION with all my works...
FROM THE DESIGN PROCESS UNTILL THE COMPLETE HOUSE....

Wahhhh....

quite busy last time...
alots of thing have to do...

about the price ?
ermm.....i'm definately not happy with the price had been quote by the contractor...
DAMN EXPENSIVE....its 10k more....
hahahahahah.....
i understand....he actually dont understand the drawing...
thats why he quote very high....to cover up maybe...hehehehehe

If you really want to do MY construction...but still u can't understand the drawing..
so......move away man.......hahahahah
i already told u......i'm maybe doing the same construction method you are doing....
but the thing look complicated because it is not the common design....
my onstruction got DESIGN.........
its not the design you use to do man.....

what for i'm studing architecture if i still do the common thing....
roman pilar ? bottles balcony ? hahahah.......
It's Suck...
for me.......if i'm doing the common thing....
that's mean i cheat the owner...
sometimes...the contracktor have to propose something to the owner...
so we contractor will be happy with our income and the surely at the end the owner will be happy will the renovation works...

by the way.....i'm asking for the quotation only lo.......hahahahha
i've got my own workers...
Just want to know the market price.....heheheheh
so i know.....my price whether is cheaper or expensive than the market price...
normally.......I've already stuck in the middle...
not DAMN EXPENSIVE........and not too......cheap.........heheheheh
BUT ++++ WITH ME......THE OWNER GOT A FREE DESIGN ( go hidden cost man.....its totally FREE !!! )........
i dont think the other contractor cant provide a FREE DESIGN to the owner.........

Ah Beng.......ARGH........

My design complete already...
Shall meet the owner this thursday....

Yesterday i just went to the site to look back with the house incase i miss out something....
And of course i go there to meet a few existing contractor around there just to wanted to know the market price over there.

There is nothing more i miss out..so i went to one off house is still under renovation progress.
Yup, im luckily, the contractor is there beside his indonesian workers.

I met him and cit chat. Than i said i wanted to do my house and it is nerby at the corner lots. Waaaa.......the contractor face suddenly change.
Than he suddenly promoting himself....he said he can do this la this la....bla bla bla...all la he can do almost everything and anything...
ahhahahahahaha.....Im smiling at thsi moment....

It's ok for me....than i bring out my house plan and showed to him. Erm....for a while i can see in his face....a miserable face......hahahahaha............i dont think he can understand and read the plan......

Than i ask him.." Camna tauke, tau baca ka "
He said " Susah mau tengok la ini macam boss, kita pergi tengok rumah la lagi senang mau tengok "


Ermm....how come you cannot read the plan you are contractor what...so how you do the house renovation without a drawing......weird!!!...
I he will do the renovation house base on what he ONLY understand NOT the owner understand!!!
And at the end.....the owner surely will not get want they actully want...
I than bring him the house and hold the plan and explain everything to him...
hahahaha.......this " AH BENG " contractor seems still dont really understand lo.....
Than he ask me " Ini dinding kasi tambahkan ? Ayo ini mahal lo, pecah dinding, kemudian pasang tiles kemudian tambah dinding baru, banyak kerja lo, banyak mahal lo boss! "

expensive.......erm........AHAHAHAH....

hahahahaha............wanted to cheat me huh ? Deep inside i whispered....if you talk to the owner like this maybe he will definately belief you 90% man but me....hahahahh..... ( not to said im egois person ) but i've already in this construction arena for many years already.....i've already built from a small project untill a multi million project.....what the hack are you trying to say to me la " AH BENG ".......

We talk and discuss than.....and he said he will coming back with his quotation this coming thursday.....hahaha.......i shall wait than....definately i'm only looking for the price he will quote not his works............hahahahhah
I admit here their works is good and some of this " AH BENG " contractor have the high quality workmanship....but for me a construction works without a plan surely will be messy thing......

WHY ?
Firstly, can u 100% sure the contractor is 100% understand with what u really want your house to be, if you sure how you can proved it ?
Secondly, you are the pay master, so if you didnt get what you really want at the end, why bother to have the renovation without having a satisfaction ?


If there is a drawing plan before the anything of the renovation process take place.....than you will know and understand what will your house will look like...if not...you imagine the contractor also imagine....not draw on paper at the end.....messy thing come out....

Be prepared house owner...dont be cheated ok....

Will let you know this " AH BENG " price.......this coming thursday...

' AH BENG " - is a words chinese ( Malaysia chinese only most probably maybe my chinese friends only....hahahhaha ) use refering to those people that they thing they are DAMN GOOD but actually there are DAMN STUPID.....its can also refer to an immitation brand.....for example like this....This beg is made by " AH BENG " not bad huh.........

Authorities oh authorities.....

I just lock one house renovation project yesterday....
Its already 90% finish with the designing process...
and soon will be submitting to the authorities...
I'm glad everything going smooth....
only now my concern is the authorities...
hopefully the process will be as fast as they all "singing" this years...
because now they are only working for 5 days a week...

"Nomally people that are working 5 days a week is more efficient, they are more harworking and always rushing to finish and complete their works. "

But I still can remember last time while i still working in architect firm i use to go to submit some of the submittion plan...but i think they a suck!
If i want to submit to the submittion plan to the authorities, i have to reach the authorities office at 8.30...if i'm late..and reach there around 9.30 bye bye la my friends...because they already go to have their breakfast and than you have to wait between 10.00 - 10.30 to meet them...
It's all base on my experience....ermm....

But its only a few authorities is like that...and seems some of the authorities already improved alots...such as the Majlis Bandaraya Shah Alam and the DBKL....thanks man....
if not you will surely give a damn headache to alots of the people....

Hopefully eveything will go smooth.....

A WORD ABOUT THE PRICE...

Many contractors today try to stay competitive by giving a "lowball" qoute, in order to make a profit, they will take shortcuts such as low quality materials,cutting corners on the project, and trying to cut their labour cost by rushing the job. I have taken the time to know what my cost,overhead, and profit needs to be. A low bid job that ends up bad isn't worth any price you happened to pay, is it?
My price is truly competetive. That is to say, my markup includes cost,overhead, and profit. In exchange for that you the customer gets a quality job.

You simply cannot do a quality job, with quality matierials and not charge a fair price. There are reasons why a contractors get a bad reputation in general. They underbid jobs, do bad work, and customers spread the word. They show up late on the job, often don't start the job when scheaduled, and dont finish on time.

In recap: A contractor has to make a profit to stay in business, we are just like any other service out there. We are craftsman, just like any other trade.


A "Low Price" is a RED FLAG.
Poor quality work isn't WORTH OF DIME.
I am not a "lowball" contractor but I am FAIRLY PRICE, and I do GOOD AND QUALITY WORK.
